Dave Schmit has spent his career creating places and experiences that engage people. From residential communities to shopping centers to industrial facilities …. Dave has focused on providing quality of life improvements and economic opportunity for people in the communities he serves. His company develops town-centered mixed-use projects in the Atlanta Metro area.
Dave’s early career experience includes management of complex construction projects, including pulp and paper mills, petrochemical plants, retail centers and office buildings. His competence in establishing project controls and organizing disparate parties into collaborative teams is a central theme in Dave’s success. In a mid-career transition, Dave moved into residential development. He became president of Colony Homes (1992-2000) and grew the company from its base in Atlanta into Raleigh and Charlotte in becoming one the largest private homebuilders in the southeast US. To sustain this dynamic growth, Dave introduced Colony’s associates to an employee philosophy based upon the theme of “Our House”, a culture of exacting standards that emulated through Colony’s vision, mission and values into decision-making guidelines and principles to serve customers. In 1999, Big Builder magazine chronicled this culture, which showcased Colony Homes’ national reputation for building affordable homes in metropolitan communities because of their sophisticated models for design, delivery, and customer service. Dave later leveraged his expertise to join the executive team at Morrison Homes in 2003, aiding the company in becoming the 29th largest builder nationwide and leading the integration of SAP enterprise software to optimize operations. From 2003-2009, Dave was president of Marathon Land Company, an organization formed to develop suburban mixed-use projects in the Atlanta area. In the years since, he has served as Principal of Schmit+Associates and a strategic partner of the Atlanta-based urban development firm The Integral Group.
Dave’s leadership expertise is also seen in his passion for the community, where he currently serves on boards for Roswell Economic Development & Tourism, Roswell Organization for Community Development, and L.E.A.D., an inner-city program that empowers young black leaders to live a life of significance. He was past president of Roswell Rotary, past board member of the Roswell Downtown Development Authority, and past Vice-Chair of Habitat North Georgia. He served as chairman of the Comprehensive Plan 2030 for the City of Roswell, and a board member for the Rinker School of Construction Management at the University of Florida. Dave greatly enjoyed his 10 years coaching at the nationally recognized East Cobb Baseball, using baseball to teach young men about responsibility and teamwork. Dave holds BS and MS degrees in Construction Management from the Rinker School at the University of Florida, where he has served for the past 25 years as a guest lecturer to the graduating seniors, sharing his views on ethics and operations in the development industry.
